Director of Residences

About the role

The Director of Residences will lead all residential operations for SO/ in Dubai, ensuring that owners and guests experience a premium living environment. Reporting to senior leadership, this role combines strategic planning, operational oversight, and financial stewardship in a multicultural, luxury‑hotel setting.

Key responsibilities

• Develop and execute an operational strategy aligned with the brand’s business objectives.
• Analyse owner engagement surveys, comment cards and guest‑satisfaction data to drive continuous improvement.
• Conduct regular walk‑throughs with Engineering and Housekeeping to maintain public spaces and back‑of‑house areas.
• Monitor financial performance, review budgets and financial statements, and ensure the property meets its financial targets.
• Identify and correct building and service defects, enhancing property value and safety.
• Implement high standards for life‑safety, loss prevention, owner privacy and identity protection.
• Maintain comprehensive inventories of owner information, parking, storage, association dues and communication materials.
• Lead and develop a dynamic team, fostering a culture of excellence and multicultural collaboration.

Required profile

• Proven senior leadership experience in residential or property management, preferably within a luxury‑hotel environment.
• Strong analytical mindset with the ability to translate data into actionable plans.
• Excellent stakeholder management skills, capable of engaging owners, team members and senior executives.
• Demonstrated ability to drive operational excellence and financial accountability.
