Principal – Corporate Finance (Real Estate)

About the role

We are seeking a Principal – Corporate Finance to join a leading UAE‑based luxury real estate developer in Dubai. The role will drive financial analysis, valuation and investment decision support for development projects and strategic opportunities.

Key responsibilities

• Lead financial analysis and valuation of development projects, acquisitions and strategic investments.
• Build and maintain detailed financial models, including DCF, feasibility, sensitivity and return calculations.
• Support investment decisions through commercial analysis, market research and investment committee presentations.
• Evaluate capital allocation across the development portfolio and assist in structuring joint ventures and strategic partnerships.
• Support capital‑raising initiatives and develop relationships with investors, family offices, UHNWIs and institutional capital providers.
• Prepare investment memoranda, presentations and financial materials for external stakeholders.
• Represent the business in meetings with Arabic‑speaking investors and partners, acting as the primary point of contact.
• Collaborate with local and international banks on development financing, assess financing structures and coordinate lender due‑diligence.
• Support refinancing, debt management and strategic funding initiatives.

Required profile

• Native or fluent Arabic speaker with excellent English communication skills.
• 8‑15 years of experience in real‑estate private equity, investment banking, corporate finance, real‑estate investments, sovereign wealth funds, family offices or leading real‑estate developers.
• Strong financial modelling, valuation and analytical capabilities with proven experience in evaluating and executing investment transactions.
• Exposure to real‑estate development, acquisitions, structured investments, capital raising or strategic finance initiatives.
• Experience interacting with investors, banks, family offices and senior stakeholders.
• Professional presence and ability to represent the business in investor‑facing situations.
• Bachelor’s degree in Finance, Economics, Accounting, Engineering or a related discipline; MBA, CFA, ACA, ACCA or equivalent preferred.
