Project Director – Residential Development

About the role

The real estate developer is looking for an experienced Project Director to lead the delivery of large‑scale residential projects in the UAE. You will be responsible for overseeing all phases from concept to handover, ensuring cost, schedule, quality and safety targets are met.

Key responsibilities

• Lead end‑to‑end delivery of assigned development projects, achieving cost, quality, programme, safety and commercial objectives.
• Provide strategic leadership to multidisciplinary teams, consultants, contractors and external stakeholders throughout the project lifecycle.
• Establish and monitor execution strategies, budgets, procurement plans and risk‑management frameworks.
• Oversee appointment and performance of consultants, contractors and specialist suppliers, ensuring contractual compliance.
• Drive project governance, monitor progress, manage risks, resolve critical issues and implement corrective actions.
• Manage budgets, cash‑flow forecasts, cost reporting and change management to meet financial targets.
• Liaise with authorities to secure approvals and ensure regulatory compliance.
• Prepare and present regular updates, commercial reports and KPIs to senior management.

Required profile

• Bachelor's degree in Civil Engineering, Construction Management, Architecture or related discipline.
• Minimum 12 years of construction and project delivery experience, including at least 5 years in a senior leadership role.
• Proven track record delivering large‑scale high‑rise residential or mixed‑use developments in the UAE.
• Experience with a leading real‑estate developer or Tier 1 main contractor in the UAE.
• Strong understanding of UAE construction regulations, authority approval processes and contract administration.
• Excellent leadership, negotiation, stakeholder management and decision‑making skills.
