Senior Manager - Investment Analysis

About the role

The Senior Manager – Investment Analysis will lead the assessment of development potential for sites and projects from the visioning stage through to execution. You will provide rigorous financial analysis, market evaluation and strategic recommendations to drive revenue, profitability and alignment with AD Ports Group’s long‑term objectives.

Key responsibilities

• Evaluate new and existing projects, investments and assets, conducting Highest and Best Use (HBU) analysis based on location, market demand and planning parameters.
• Prepare Gateway approval presentations covering project briefs, concept designs, initial budgets, cash‑flow forecasts and return metrics (IRR, ROI, NPV).
• Create and consolidate annual budgets for business units, including P&L, cash‑flow, balance‑sheet statements and underlying assumptions.
• Develop financial models to forecast growth, performance and support strategic decision‑making.
• Produce monthly rolling forecasts, variance analyses and commentary comparing actuals to budget.
• Liaise with Treasury and Accounts Payable to ensure alignment of payments with forecasts.
• Generate ad‑hoc management financial reports as required.
• Monitor Abu Dhabi real‑estate market trends across asset classes to inform investment strategy.

Required profile

• Proven experience in investment analysis, financial modeling and budgeting for large‑scale projects.
• Strong understanding of real‑estate market dynamics, especially in Abu Dhabi.
• Ability to interact with senior leadership, department heads and external stakeholders.
• Track record of delivering accurate financial forecasts and variance analyses.
