Senior Quantity Surveyor – Building Experience

About the role

Al Marwan Group is seeking an experienced Senior Quantity Surveyor to lead commercial management on large‑scale construction projects in the UAE, with a focus on high‑rise buildings and deep‑excavation works. The role involves full contract administration, cost control, and coordination with project teams to ensure profitability and compliance.

Key responsibilities

• Prepare, submit, negotiate and certify interim payment applications and payment certificates.
• Manage variations and change orders, including pricing, submission, negotiation and commercial recovery.
• Produce detailed Cost Value Reconciliations, cash‑flow forecasts and cost‑to‑complete reports.
• Oversee subcontract procurement, tendering, negotiations and contract finalisation.
• Lead value‑engineering initiatives to optimise project costs while maintaining quality and design intent.
• Support preparation and substantiation of Extension of Time (EOT) and prolongation cost claims.
• Handle commercial aspects of claims and disputes, negotiating with clients, consultants and subcontractors.
• Compile, negotiate and agree final accounts.
• Monitor project profitability, commercial risks, contractual obligations and cost performance.

Required profile

• Minimum 10 years of continuous commercial management experience on high‑rise and deep‑excavation projects in the UAE.
• MRICS or Chartered Quantity Surveyor status is highly preferred.
• Strong knowledge of UAE construction market rates, material and subcontractor pricing.
• Bachelor’s degree in Quantity Surveying, Commercial Management or a related discipline.

Required skills

• Strong knowledge of FIDIC Red Book and Yellow Book contracts.
• Advanced proficiency in Microsoft Excel.
• Experience with cost management and estimating software.
• Familiarity with BIM‑based quantity extraction (advantage).
