Senior Quantity Surveyor – Luxury Real Estate

About the role

AHS Properties, a distinguished luxury real estate developer, is looking for a Senior Quantity Surveyor to lead commercial and contractual management of high‑end residential projects. You will ensure value for money, robust cost control and compliance throughout the project lifecycle.

Key responsibilities

• Prepare and manage accurate cost estimates, budgets and forecasts for luxury residential developments.
• Review, prepare and negotiate construction contracts, variations and claims, ensuring legal and company policy compliance.
• Lead the tender process, evaluate bids and select suppliers/sub‑contractors to achieve best value and quality.
• Collaborate with project managers, architects, engineers and other stakeholders to monitor progress and costs, providing timely advice to avoid overruns.
• Produce regular financial reports and cost analyses for senior management and stakeholders.
• Identify commercial risks and develop mitigation strategies to protect company interests.
• Ensure all quantity surveying activities adhere to relevant standards, legislation and internal policies.
• Promote continuous improvement and best practices in quantity surveying processes.

Required profile

• Bachelor’s degree in Quantity Surveying, Construction Management or a related field.
• MRICS or equivalent qualification (mandatory).
• Minimum 15 years of experience as a Quantity Surveyor on luxury residential or high‑end real estate projects.
• Strong knowledge of construction contracts, procurement processes and cost control methodologies.
• Proven experience in contract negotiation, claims management and dispute resolution.
• Excellent financial management, analytical and stakeholder management capabilities.
• Ability to lead and mentor junior quantity surveyors.
