Site Manager - Fit-Out Projects

About the role

Magnum Opus Foundation develops ultra-premium office spaces in Dubai, acquiring prime commercial properties and delivering bespoke high-end fit-outs. The Site Manager leads day-to-day site delivery across its development and fit-out projects, from mobilisation to handover, ensuring works are delivered safely, to specification and on programme with minimal disruption to tenants.

Key responsibilities

• Manage all site activities, coordinating contractors, subcontractors and suppliers, and track progress against programme with early recovery plans
• Run site coordination meetings, issue minutes and action trackers, and ensure method statements, submittals and shop drawings are approved before works start
• Plan works in occupied towers to protect tenants, visitors and building services, and coordinate out-of-hours works, MEP shutdowns, fire alarm isolations and lift and loading bay bookings with facilities management
• Maintain hoarding, protection and signage to brand standards
• Enforce HSE standards in line with the Dubai Municipality Code of Construction Safety Practice, administer permits to work, toolbox talks, inspections and incident close-out
• Run ITPs, manage NCRs and RFIs, and coordinate permits and inspections with DM, DCD, DEWA and the relevant free zone or master developer
• Support the Quantity Surveyor in verifying work-in-place and recording variations, and lead snagging, commissioning, handover, as-builts, O&M manuals and the defects liability period

Required profile

• Bachelor's degree in Civil Engineering, Construction Management, Architecture or a related field, or equivalent practical experience
• 8+ years' site experience, including 5 in the UAE
• Fit-out or construction experience in commercial high-rise buildings, ideally occupied
• Working knowledge of Dubai authority approvals
• Valid UAE driving licence and own vehicle
• Desirable: developer or client-side experience and experience with premium office and lobby finishes
