Commercial & Contracts Manager – Real Estate Development

About the role

Madison Pearl, in partnership with a Singaporean family office, is seeking an experienced Commercial and Contracts Manager to lead procurement and commercial activities across its real‑estate development portfolio in Abu Dhabi and Dubai. The role focuses on delivering value for money while protecting the company’s commercial interests.

Key responsibilities

• Lead procurement, contracts and commercial management for multiple development projects.
• Develop and execute procurement strategies, manage tendering, evaluate suppliers and negotiate contracts with consultants and contractors.
• Oversee contract administration, including claims, variations, Extension of Time assessments, payment certifications and commercial risk management.
• Monitor project costs, budgets, cash flow and performance, providing accurate forecasting, cost control and value‑engineering recommendations.
• Collaborate with internal stakeholders, consultants, contractors and finance teams to ensure timely delivery and contract compliance.
• Prepare executive‑level commercial reports and dashboards highlighting contract performance, risks, claims and strategic decisions.

Required profile

• Bachelor’s degree in quantity surveying, engineering or a related field.
• Minimum 10 years of experience in construction or real‑estate development.
• Strong expertise in FIDIC and UAE‑standard contract forms.
• Hands‑on experience with payment certification and cash‑flow management.
• Excellent communication skills and ability to interact with C‑level executives.
