Luxury Residential Community Manager

About the role

Palma Holding is seeking a highly accomplished Luxury Residential Community Manager to lead the management and operations of a prestigious community on Palm Jumeirah. The role combines strategic oversight, regulatory compliance, and delivery of world‑class living experiences for owners and residents.

Key responsibilities

• Provide overall leadership and strategic direction for community management, operations and administration.
• Ensure full compliance with Dubai Land Department and RERA regulations, including Jointly Owned Property legislation.
• Act as primary liaison among owners, residents, Owners Committee, developers, authorities and service providers.
• Develop, manage and monitor annual operating budgets, reserve fund plans and service charge budgets in line with RERA requirements.
• Oversee facilities, security, housekeeping, landscaping, customer service and contractor performance.
• Lead procurement, tendering, contract negotiations and vendor management to secure best value.
• Maintain the highest luxury standards of presentation, safety, sustainability and operational efficiency.
• Manage risk, health and safety compliance, business continuity and emergency response procedures.
• Drive resident engagement initiatives and customer experience programmes to enhance satisfaction and retention.

Required profile

• Extensive experience in luxury residential community management within Dubai.
• Deep knowledge of Dubai real‑estate regulatory framework, JOP legislation and RERA service‑charge rules.
• Strong commercial acumen and proven ability to manage large operating budgets.
• Excellent interpersonal and communication skills with owners, residents and authorities.
• Leadership capability to guide multidisciplinary teams and external contractors.

Required skills

• In‑depth understanding of Jointly Owned Property (JOP) legislation and RERA regulations.
• Proficiency in budgeting, reserve fund planning and service‑charge management.
• Experience in procurement, tendering and vendor contract negotiations.
• Knowledge of luxury asset management and community governance.
