Commercial Director

About the role

We are seeking an experienced Commercial Director to lead the commercial function for a portfolio of high‑value real estate developments across the UAE. The role will drive commercial strategy, governance and financial performance from pre‑development through project delivery.

Key responsibilities

• Define and execute commercial strategy for large‑scale residential, mixed‑use, hospitality and master‑plan projects.
• Oversee cost planning, procurement, contract administration, risk management and financial reporting.
• Develop commercial policies, procedures and governance frameworks.
• Manage project budgets from feasibility to final account, ensuring financial targets are met.
• Provide strategic advice to executive management throughout the development lifecycle.
• Lead value‑engineering initiatives and direct procurement, tender evaluation and contract negotiations.
• Handle change control, claims, variations, dispute resolution and contractual negotiations.
• Monitor cash flow, cost forecasts, contingencies and financial exposure.
• Collaborate with Development, Design, Construction, Finance, Legal and Procurement teams.
• Present commercial updates and financial reports to senior leadership.
• Mentor and develop a high‑performing commercial team.

Required profile

• Bachelor’s degree in Quantity Surveying, Commercial Management, Construction Management or related field.
• 15+ years of commercial management experience in real estate or construction.
• Previous senior commercial leadership role (Commercial Director or Head of Commercial) with a leading developer.
• Strong knowledge of FIDIC contracts, procurement strategies and contract law.
• Proven ability to manage large project budgets and multi‑project commercial teams.
• Excellent leadership, negotiation and stakeholder‑management skills.
• UAE or GCC experience is highly preferred.
