Project Manager - Real Estate Development

About the role

The Project Manager oversees the entire lifecycle of real estate development projects, from planning and tendering to on-site execution and handover, keeping them within timelines, budgets and quality standards. The role works closely with internal teams, stakeholders and contractors to deliver projects to BEYOND's high quality and ultra-luxury standards.

Key responsibilities

• Develop and maintain project plans, timelines and budgets with the commercial, development and design teams.
• Review contractor submissions (materials, drawings, method statements, subcontractor prequalifications) and evaluate bids, including technical and commercial assessment.
• Coordinate design changes, oversee the shift from design to construction, and propose value engineering where packages exceed budget.
• Manage procurement and material delivery, from vendor list and tender documents to final selection, and track deliveries and installation.
• Supervise daily site activities, visit sites to monitor progress, quality and compliance, and ensure health and safety requirements are met.
• Lead the consultant supervision team, review interim payment applications, and obtain approvals, permits and NOCs from authorities.
• Ensure project delivery matches approved designs, facilitate the Taking Over Certificate, oversee snagging and resolve post-occupancy issues.
• Maintain project documentation (contracts, progress reports, meeting notes) and report progress and risks to project directors and stakeholders.

Required profile

• Bachelor's degree in Civil Engineering or Architecture.
• 8 years of experience in a similar position.

Required skills

• Project management.
• Basic knowledge of AutoCAD Viewer and ability to read programs designed in Primavera.
