Service Charges Community Manager

About the role

We are looking for a highly professional Service Charges Community Manager to oversee the financial health and day‑to‑day operations of a premium residential community. This role bridges property operations with finance, focusing on budgeting, billing, and arrears collection to protect property values and ensure smooth community living.

Key responsibilities

• Draft annual operating budgets and long‑term reserve fund studies for the community.
• Calculate and allocate service charge invoices for homeowners based on property metrics.
• Track and manage collection of service charges, minimizing outstanding debt and maintaining cash flow.
• Serve as the primary contact for homeowners on billing inquiries, breakdowns, and dispute resolution.
• Oversee vendors delivering services funded by service charges (security, landscaping, cleaning, maintenance) and evaluate bids.
• Monitor accounts receivable ledgers, produce cost‑variance reports, and trigger legal escalation for prolonged non‑payment.

Required profile

• Minimum 7 years of experience in property management, community association management, or real‑estate finance/operations.
• Bachelor’s degree in Business Administration, Finance, Real Estate, or related field; professional certifications are a plus.
• Strong financial literacy with proven budgeting and collections expertise.
