Director of Residential & Commercial Asset Management

About the role

The Director – Residential & Commercial leads the strategic and operational performance of Al-Futtaim Real Estate’s mixed‑use portfolio, driving asset value growth, revenue optimisation and tenant satisfaction across residential and commercial assets.

Key responsibilities

• Develop and execute asset strategies, annual business plans and 5‑year asset road‑maps to increase Net Operating Income and asset valuation.
• Manage full P&L for each asset, create budgets, forecasts and capital expenditure plans, and ensure variance control.
• Lead leasing initiatives for retail, office and residential segments, maintaining high occupancy, optimal rents and tenant retention.
• Oversee facilities management teams, ensure health‑and‑safety compliance, SLA delivery and cost‑efficient operations.
• Plan and deliver major capital projects, prepare business cases, track ROI and ensure on‑time, on‑budget completion.
• Structure service charge budgets, ensure regulatory compliance and achieve high recovery rates.
• Monitor market trends, competitor activity and regulatory changes to inform pricing and repositioning decisions.
• Provide leadership to the asset management team, mentor staff and foster cross‑functional collaboration.

Required profile

• Strategic financial and commercial acumen with full P&L accountability.
• Strong leadership and stakeholder‑engagement skills.
• Proven ability to lead cross‑functional teams and manage large mixed‑use portfolios.
• Deep understanding of leasing, facilities management operations and capital planning.
• Bachelor’s degree in Real Estate, Finance, Business Administration or Engineering; MBA or MSc preferred.
• 20+ years of asset and property management experience, including at least 5 years in senior leadership.
• Extensive experience in the UAE or GCC market.
