Procurement Manager – Construction Projects

About the role

AYAT Development is seeking a motivated Procurement Manager to lead the sourcing of materials, subcontractors, and services required for its construction projects. The role focuses on ensuring timely, cost‑effective delivery while supporting project schedules and budgets.

Key responsibilities

• Develop and implement procurement strategies aligned with project timelines and budgets.
• Lead the procurement department and coordinate activities across all projects.
• Source, pre‑qualify, and evaluate suppliers, subcontractors, and service providers based on quality, price, technical capability, and delivery performance.
• Review project specifications, BOQs, drawings, and technical requirements to define procurement needs.
• Prepare, issue, and evaluate RFQs, tenders, and supplier quotations.
• Conduct technical and commercial analysis of vendor proposals and provide recommendations.
• Negotiate contracts, pricing, payment terms, delivery schedules, warranties, and framework agreements.
• Approve and monitor purchase orders, subcontract agreements, and related documentation.
• Ensure timely delivery of materials, equipment, and services in line with project schedules.
• Coordinate with engineering, planning, finance, estimation, warehouse, and construction teams.
• Monitor inventory levels, manage logistics, customs clearance, and transportation to project sites.
• Maintain strong relationships with key suppliers and subcontractors.
• Evaluate supplier performance and drive improvement initiatives.
• Ensure compliance with company policies, ethical standards, and regulations.
• Identify cost‑saving opportunities, value engineering, and process optimisations.
• Support tendering and pre‑construction teams with budgets, market pricing, and lead‑time data.
• Analyse market trends and material price fluctuations.
• Prepare procurement reports, cost analyses, schedules, and KPI reports for senior management.
• Lead risk‑management activities related to supply‑chain disruptions.
• Maintain accurate procurement records, contracts, vendor databases, and documentation.
• Mentor and develop procurement staff.

Required profile

• Motivated and focused Procurement Engineer/Manager with experience in construction procurement.
• Proven ability to lead a procurement team and manage cross‑functional coordination.
• Strong analytical, negotiation, and contract‑management skills.
