Senior Financial Accountant – Owners Association Community Management

About the role

The Senior Financial Accountant will lead the financial management of the Owners Association, ensuring compliance with STRATA Law and RERA regulations while supporting the community’s operational needs.

Key responsibilities

• Prepare Owners Association budgets and calculate service charges in accordance with STRATA Law and RERA guidelines.
• Facilitate timely release of payments to service providers and suppliers, adhering to approved budgets and escrow requirements.
• Generate and issue Service Charge invoices to residence owners using RERA’s Mollak system.
• Manage the collection process, maintain records of received charges, track outstanding amounts, and reconcile bank and Mollak system entries.
• Invoice, collect, and deposit additional OA incomes such as hot water, potable water, gas charges, and penalties.
• Prepare financial reports for auditors and RERA, and provide periodic MIS reports to management.
• Monitor VAT collection and payments, ensuring timely filing of returns.
• Perform standard bookkeeping, accounting, and bank reconciliation tasks for the community.

Required profile

• Bachelor’s degree in Accounting, Finance, or a related discipline.
• Minimum 3 years of hands‑on experience in Owners Association, community, STRATA, or property management accounting.
• Strong knowledge of RERA regulations, STRATA Law, and UAE VAT requirements.
• Ability to work independently and manage the full accounting function of a residential community.
• Excellent written and verbal communication skills in English.

Required skills

• Hands‑on experience with RERA’s Mollak system for budgeting, invoicing, collections, and reporting.
• Proficiency in advanced Microsoft Excel.
• Solid understanding of UAE VAT regulations and financial reporting standards.
