BMS Technician – Building Management Systems

About the role

The BMS Technician is responsible for monitoring, maintaining, and supporting Building Management Systems that control HVAC, electrical, lighting, fire alarm, water, and utility services. The role ensures system reliability, operational efficiency, and compliance with safety standards while working closely with facilities teams and contractors.

Key responsibilities

• Operate and monitor BMS platforms to optimise performance of HVAC, lighting, electrical and plumbing systems, adjusting parameters and responding to alarms.
• Install, maintain, troubleshoot and repair BMS controllers, sensors, actuators and networking devices, supporting testing, commissioning and modifications.
• Ensure compliance with company procedures, health and safety requirements, and participate in emergency response and on‑call duties.
• Maintain accurate records of maintenance activities, fault reports, system drawings and technical documentation, and recommend improvements for reliability and energy efficiency.

Required profile

• Diploma in Electro‑Mechanical, HVAC, Electrical Engineering or a related field.
• 1‑4 years of experience in facilities management, building maintenance or BMS operations.
• Hands‑on experience with HVAC systems, electrical controls, motors, fire alarm systems and building automation.
• Familiarity with automation protocols such as BACnet or Modbus and ability to read technical drawings and schematics.
• Strong troubleshooting and fault‑diagnosis skills, plus proficiency with BMS software and maintenance reporting tools.
