Commercial Manager / Head of Quantity Surveying

About the role

We are seeking an experienced Commercial Manager / Head of Quantity Surveying to lead the commercial management of fit‑out and interior projects from tender through to final account. The role involves overseeing cost control, variations, claims and subcontractor relationships to ensure profitable project delivery.

Key responsibilities

• Manage overall commercial performance of fit‑out and interior projects from tender stage to final account.
• Review tender documents, drawings, specifications, BOQs and contract conditions.
• Prepare and review cost estimates and commercial proposals, coordinating with design, estimation and procurement teams.
• Handle variations, claims, extensions of time and additional works, ensuring proper incorporation into project accounts.
• Monitor project profitability, forecast final costs and implement corrective actions for cost overruns.
• Act as commercial point of contact for clients, consultants and stakeholders, and manage supplier/sub‑contractor disputes.
• Prepare and submit monthly payment applications, review certifications and deductions, and certify subcontractor payments.
• Negotiate and finalise the project’s final account and ensure all commercial documentation is completed before closeout.
• Produce monthly commercial reports covering revenue, cost, gross margin, variations, claims and cash flow.
• Develop and improve commercial procedures and cost‑control systems.

Required profile

• Degree in Quantity Surveying, Construction, Civil Engineering or related field.
• 8–12 years total experience, with at least 5 years in commercial/QS roles within fit‑out and interiors.
• Strong experience in fit‑out/interior projects and commercial management from tender to final account.
• Proven knowledge of variations, claims, extensions of time, contracts, payment applications and final accounts.
• Excellent negotiation, communication and commercial management skills.
• Mandatory UAE experience in fit‑out/interiors.
