Experienced Associate – Real Estate Audit

About the role
Deloitte is seeking a detail‑oriented Experienced Associate to join its Audit & Assurance team in Dubai, focusing on real‑estate development clients. The role involves planning and executing audits, assessing compliance with accounting standards, and delivering clear audit reports.
Key responsibilities
- Plan and execute audits of real‑estate developers, including financial statement audits and internal‑control assessments.
- Evaluate the accuracy and completeness of financial records related to land acquisition, construction costs, revenue recognition and asset valuation.
- Assess accounting policies applied to real‑estate projects, such as cost capitalisation, impairment testing and fair‑value measurement.
- Review contracts, joint‑venture and lease agreements to identify audit risks and ensure regulatory compliance.
- Identify risks of material misstatement, including fraud, and design audit procedures to address them.
- Analyse project budgets, cost tracking and cash‑flow management to verify financial integrity.
- Prepare clear audit reports with findings, recommendations and improvement actions.
- Liaise with client management and project managers to discuss audit issues and facilitate resolution.
- Stay updated on industry trends, accounting standards (IFRS, GAAP) and regulatory changes affecting real‑estate development.
- Utilise audit software and data‑analytics tools to enhance audit efficiency.
Required profile
- Bachelor’s degree in Accounting, Finance or a related field.
- Professional accounting qualification (ACA, ACCA, CPA) preferred.
- 1–2 years of experience in accounting, auditing or a related area.
- Strong knowledge of real‑estate accounting standards (IFRS 15, IFRS 16, IAS 40, etc.).
- Experience with complex transactions such as revenue recognition, cost capitalisation and asset valuation.
- Familiarity with real‑estate development processes, contracts and regulatory environment.
- Proficiency in audit software and Microsoft Office applications; data‑analytics tools a plus.
- Fluent in English (reading, speaking, writing); Arabic bilingualism preferred.
