Hard Services Senior Manager

About the role

Miral Experiences is seeking a Hard Services Senior Manager to lead all hard services and facilities maintenance operations at Al Ain Zoo. The role ensures safe, efficient, and reliable operation of all engineering systems while supporting operational excellence and guest experience.

Key responsibilities

• Lead and manage hard services, facilities maintenance, and engineering operations across the zoo.
• Develop and implement preventive and corrective maintenance strategies for HVAC, plumbing, electrical, water treatment, fire life safety, irrigation, civil infrastructure and building services.
• Manage departmental budgets, CAPEX, and cost‑optimization initiatives while monitoring KPIs and driving continuous improvement.
• Oversee asset management, inventory control, spare parts, and service contracts, ensuring contractor compliance with safety and quality standards.
• Lead refurbishment, infrastructure enhancement, and construction projects, partnering with operational stakeholders to meet business and guest needs.

Required profile

• Degree or professional qualification in Mechanical, Electrical, Civil, HVAC, Facilities Management or related engineering discipline.
• Minimum 10 years experience in facilities management or engineering maintenance, with at least 5 years leading engineering teams or contractors.
• Proven experience managing large‑scale facilities and complex engineering systems, preferably in zoological attractions, theme parks or similar environments.

Required skills

• Hands‑on knowledge of Building Management Systems (BMS) and HVAC equipment (AHU, FCU, FAHU, boilers, heat exchangers).
• Experience with electrical distribution, pumping, water treatment, aquatics/fountain, fire suppression and civil infrastructure systems.
• Proficiency with CMMS platforms such as Maximo or CAFM.
• Familiarity with asset management, lifecycle planning and preventive maintenance concepts.
• Knowledge of AutoCAD and project management methodologies is advantageous.
