Joinery Estimator / Tender Quantity Surveyor

About the role

M Qube Interiors Carpentry LLC is a Dubai-based interior fit-out and carpentry/joinery company delivering residential, commercial, retail and corporate projects, including custom joinery, furniture, partitions, gypsum and ceilings, flooring, painting and finishing. It is seeking a Joinery Estimator / Tender Quantity Surveyor to support accurate, competitive tender submissions and reliable project cost planning.

Key responsibilities

• Review tender packages and coordinate with internal project and production teams to develop clear, complete estimates for joinery and fit-out works.
• Review drawings, specifications, BOQs and tender requirements, identifying scope gaps, exclusions and clarification needs.
• Measure and take off quantities for custom joinery, furniture, partitions, ceilings, flooring and associated finishes.
• Prepare detailed cost estimates covering materials, labor, production, installation, subcontractors and project preliminaries.
• Request and compare supplier and subcontractor quotations, validate inclusions and follow up on outstanding pricing.
• Compile tender documents, pricing schedules, assumptions and commercial qualifications for timely submission.
• Coordinate with draftsmen, production, procurement and project teams to confirm buildability, specifications and costs.
• Maintain estimating records and support post-tender clarifications, cost reviews and handover to project delivery teams.

Required profile

• Experience estimating or preparing tenders for joinery, carpentry, interior fit-out or furniture manufacturing projects.
• Ability to interpret architectural, interior, joinery and construction drawings, specifications and BOQs.
• Knowledge of joinery materials, hardware, fabrication processes, finishes and site installation methods.
• Commercial awareness, attention to detail and ability to identify scope omissions, risks and pricing assumptions.
• Clear written communication and ability to coordinate with design, production, procurement and project teams.
• Ability to organize multiple tender deadlines and submit accurate tenders on schedule.

Required skills

• Accurate quantity take-offs and measurement of materials, finishes, labor and installation requirements.
• Competence in building itemized cost estimates and reviewing supplier and subcontractor quotations.
• Strong Excel skills and familiarity with estimating, take-off or quantity-surveying software.
