Project Commercial Manager – Construction

About the role

The Project Commercial Manager will lead all commercial activities for large‑scale construction projects from pre‑contract through post‑contract phases. Reporting to the Project Director, you will ensure cost control, procurement, contract administration and dispute resolution are executed in line with FIDIC Red and Yellow Book conditions and the employer’s requirements.

Key responsibilities

• Lead preparation, review and quality assurance of Bills of Quantities, cost estimates and elemental cost plans throughout the project lifecycle.
• Develop and manage procurement strategies, tender documentation, evaluate bids and advise on commercial risk allocation.
• Administer FIDIC contract provisions, measure works, assess interim payment certificates, variations, claims and final account settlement.
• Establish commercial governance procedures, monitor budgets, cash‑flow forecasts and commercial KPIs, and drive digital tools such as BIM, ERP and AI‑assisted analysis.

Required profile

• Bachelor’s degree in Quantity Surveying, Commercial Management or related field and MRICS membership.
• Minimum 15 years of quantity surveying/commercial management experience, including at least 3 years on major airport projects with values over USD 500 million.
• Proven expertise in FIDIC Red/Yellow Book contracts, cost planning, value engineering, claims assessment and final account settlement.

Required skills

• Bills of Quantities preparation and quantity take‑offs.
• Cost estimating and cost planning using first‑principles methods.
• FIDIC Red Book & Yellow Book contract administration.
• Proficiency with Microsoft Office and cost‑management/ERP/BIM software.
• Use of AI‑assisted tools for commercial analysis and reporting.
