Project Manager – Handover

About the role

Our client, a leading real estate developer in Abu Dhabi, is seeking an experienced Project Manager – Handover to oversee the final stages of large‑scale residential and mixed‑use developments. Reporting to the Senior Project Director, you will be responsible for delivering projects to the highest quality standards and ensuring smooth handover to customers and facilities management.

Key responsibilities

• Lead the handover and close‑out of major residential and mixed‑use projects.
• Manage the completion process from practical completion through final handover.
• Coordinate consultants, contractors and internal teams to keep outstanding works on schedule.
• Oversee snagging, de‑snagging and quality inspections to meet required standards.
• Secure all authority approvals, permits and completion certificates.
• Work with Customer Experience teams to schedule inspections and key handovers.
• Resolve defects efficiently while maintaining high customer satisfaction.
• Transfer completed assets to Facilities and Property Management teams.
• Ensure all project documentation (as‑built drawings, O&M manuals, warranties, asset registers) is complete before handover.
• Monitor handover‑related risks and implement mitigation strategies.
• Provide regular progress updates to senior management.

Required profile

• Bachelor’s degree in Civil Engineering or Construction Management.
• Minimum 10 years of experience delivering large‑scale real‑estate developments in the UAE.
• Proven track record managing project completion and handover for a developer.
• Strong knowledge of practical completion, final completion, authority approvals and close‑out processes.
• Experience managing multiple consultants, contractors and stakeholders.
• Excellent communication, leadership and problem‑solving abilities.
• Ability to work in a fast‑paced, delivery‑focused environment.
