Quantity Surveyor / Commercial Officer – Projects Department

About the role

The role provides commercial and cost‑management support for Magnum Opus Foundation’s development, fit‑out and refurbishment projects, from tender through to final account. It links site progress, contractor payments and the company’s financial position within the Projects Department.

Key responsibilities

• Prepare and issue client invoices and payment applications, certify contractor interim payments and maintain VAT‑compliant records.
• Conduct regular site visits to verify physical progress, perform measurements, and challenge over‑claims.
• Prepare bills of quantities, schedules of rates and tender documentation; issue RFQs and evaluate tenders.
• Maintain project budgets, cost reports, commitment registers and cash‑flow forecasts; produce monthly cost‑value reconciliations.
• Negotiate and agree variations, change orders and dayworks; assess EOT and loss‑and‑expense claims.
• Administer FIDIC and bespoke contracts, manage contractual correspondence, and monitor insurances and performance bonds.

Required profile

• Bachelor’s degree in Quantity Surveying, Civil Engineering, Construction Management or equivalent.
• Minimum 5 years QS experience, at least 3 years in the UAE.
• Proven experience issuing invoices and certifying payments on live projects.
• Strong measurement skills from drawings and on‑site, with knowledge of POMI/CESMM or equivalent.
• Working knowledge of FIDIC and UAE construction contract practice.
• Advanced Excel proficiency and experience with a measurement/estimating package (CostX, Bluebeam, Planswift or similar).
• Fluent written and spoken English, valid UAE driving licence and own vehicle.
