Senior Financial Accountant (Owners Association/Community Management)

About the role

The Senior Financial Accountant will oversee the financial management of owners associations and community services for a luxury residential development in Dubai. You will ensure compliance with RERA regulations, manage service charge budgeting, invoicing, collection, and reporting.

Key responsibilities

• Prepare owners association budgets and calculate service charges in line with STRATA Law and RERA rules.
• Release payments to service providers and suppliers according to approved budgets and escrow trustee requirements.
• Generate and issue service charge invoices to residence owners using RERA’s Mollak system.
• Manage the collection process, maintain records of received charges, track outstanding amounts, and reconcile bank accounts.
• Invoice, collect, and record other OA incomes such as hot water, potable water, gas charges, and penalties.
• Prepare financial reports for auditors and RERA.
• Monitor VAT collection and payments, ensuring timely filing of returns.
• Provide periodic MIS reports to management and perform standard bookkeeping for STRATA operations.

Required profile

• Bachelor’s degree in Accounting, Finance, or a related discipline.
• Minimum 3 years of hands‑on experience in owners association, community management, STRATA, or property management accounting.
• Strong knowledge of RERA regulations, STRATA Law, and owners association financial requirements.
• Proven experience with the Mollak system for budgeting, invoicing, collections, and reporting.
• Solid understanding of UAE VAT regulations and financial reporting standards.
• Excellent written and verbal English communication skills.
