Senior FM Manager

About the role

IRTH Group is establishing a new captive Facilities Management company to support its real‑estate portfolio in Dubai. The Senior FM Manager will lead the creation of the FM operating platform from scratch and ensure a smooth transition of projects from construction to live operation.

Key responsibilities

• Develop and execute the FM company establishment and mobilisation plan.
• Support licensing/registration and coordinate inputs with corporate functions and advisers.
• Define organisation structure, manpower plan, roles and initial operating budget.
• Identify self‑performed services and outsourced/AMC services.
• Prepare FM policies, SOPs, PPM standards, emergency procedures, SLAs, KPIs and reporting frameworks.
• Lead CAFM/CMMS selection, implementation, asset‑register structure and asset tagging.
• Establish requirements for tools, test equipment, vehicles, workshops, consumables, critical spares and stores.
• Build a specialist contractor/vendor database and support technical/commercial evaluation of service providers.
• Participate in project/design and pre‑handover reviews from a FM maintainability perspective.
• Define handover requirements for O&M, including manuals, warranties, training and spare parts.
• Prepare and lead building‑specific FM mobilisation and takeover plans.
• Support recruitment and onboarding of the permanent FM operations team.
• Establish DLP defect tracking and coordinate with project teams after handover.

Required profile

• 10‑15+ years of Facilities Management or building operations experience, preferably in the UAE.
• Proven experience in FM mobilisation, new‑building takeover or establishing an FM operation from the ground up.
• Strong background in hard‑services/MEP and building operations.
• Engineering degree or relevant technical qualification; recognised FM credentials are a plus.
• Commercial awareness of budgets, AMCs, procurement, manpower planning and lifecycle cost.
• Excellent coordination, leadership and communication skills across projects, contractors and corporate functions.
