Director - Project Delivery

About the role

The Director – Project Delivery will define, develop and lead the overall project management strategy for Dubai Holding’s real‑estate portfolio, ensuring alignment with the organisation’s strategic objectives. This senior position acts as the primary escalation point for project risks, resource challenges and delivery issues, driving timely resolution and continuity.

Key responsibilities

• Define and implement a comprehensive project management strategy aligned with corporate goals.
• Serve as senior escalation point for project risks, resource constraints and delivery issues.
• Oversee project budgets, monitor cost performance, approve financial reports and lead cost‑optimisation initiatives.
• Govern change requests, communicate schedule and budget impacts, and proactively mitigate risks.
• Provide strategic direction on contractor management, procurement, resource allocation and acceleration plans.
• Collaborate with procurement, contracts and commercial teams to ensure seamless execution.
• Build and maintain strong relationships with internal and external stakeholders, including senior leadership and clients.
• Champion standardized project management processes and ensure compliance with regulatory, safety and engineering standards.
• Oversee project performance reporting and data analysis to support executive decision‑making.
• Establish clear team structures, roles and accountability frameworks to drive effective collaboration.
• Lead cross‑functional strategic initiatives, ensuring regulatory compliance and stakeholder alignment.

Required profile

• Proven leadership experience in large‑scale project delivery within a real‑estate or related environment.
• Demonstrated ability to act as a senior escalation point for risks and delivery challenges.
• Strong track record of managing project budgets, cost performance and financial reporting.
• Experience governing change management processes and mitigating project risks.
• Ability to collaborate with procurement, contracts and commercial functions.
• Excellent stakeholder management skills, including interaction with senior leadership and clients.
