DLP Engineer – Arabic Speaker

About the role
The DLP Engineer will manage defect liability period (DLP) activities for residential units, common areas, and community assets in Sharjah. The role involves coordinating inspections, tracking defects, and ensuring timely rectification in line with quality, safety, and contractual standards.
Key responsibilities
- Manage and monitor DLP cases across residential units, common areas, and community assets.
- Review, categorize, assign, track, and close defects using CAFM/CRM systems.
- Conduct site inspections, snagging/de‑snagging inspections, and defect verification.
- Prepare inspection reports with photographs and technical observations.
- Coordinate with main contractors, subcontractors, consultants, and suppliers for defect rectification.
- Monitor contractor performance and follow up on overdue defects.
- Conduct joint inspections with contractors, consultants, residents, and internal teams.
- Arrange inspections and rectification works with homeowners/tenants.
- Review recurring defects and recommend corrective/preventive actions.
- Verify rectification works against approved drawings, specifications, quality standards, HSE requirements, and contractual obligations.
- Maintain DLP documentation, photographs, correspondence, approvals, and closure records.
- Prepare weekly/monthly DLP reports covering backlog, response time, closure time, and contractor performance.
- Review handover documentation including O&M manuals, warranties, asset registers, as‑built drawings, and testing & commissioning records.
- Analyze defect trends, identify root causes, and support improvement of DLP SOPs, checklists, and inspection templates.
Required profile
- Bachelor's Degree or Diploma in Civil, Mechanical, Electrical Engineering, Construction Management, Facilities Management, or related field.
- 4–5 years of experience in DLP, facilities management, construction, project handover, or building/property management.
- Hands‑on experience in defect management and post‑handover activities.
- Strong communication skills for interacting with customers and multiple stakeholders.
- Good understanding of QA/QC and HSE requirements.
- Proven contractor and stakeholder management abilities.
Required skills
- Proficiency with CAFM/CRM systems for defect tracking.
- Defect management and inspection reporting.
- Knowledge of QA/QC standards.
- Familiarity with HSE regulations.
