Facility Engineer - Villa Project

About the role

The owner's villa compound in Dubai needs a full-time Facility Engineer to take day-to-day responsibility for the safe, reliable and presentable operation and maintenance of all villas, shared facilities, infrastructure and building services. The engineer plans maintenance, supervises service providers, controls expenditure within approved limits and escalates critical matters to management. Candidates must be based in the UAE.

Key responsibilities

• Plan and monitor preventive and corrective maintenance for HVAC, chillers, pumps, electrical, lighting, plumbing, water supply and drainage systems.
• Inspect villas, roofs, façades, common areas, walkways, interlock paving and external infrastructure regularly.
• Identify leaks, cracks, waterproofing defects and drainage problems, and arrange civil, carpentry and painting repairs.
• Supervise contractors under annual maintenance agreements and work orders, checking scope, quality, schedule and safety.
• Prepare or review quotations, negotiate where authorised and recommend contractors for approval.
• Coordinate with Procurement, Accounts and the Owner's representatives on purchase requests, work orders, petty cash and approvals.
• Track maintenance spend against budget and recommend economical solutions without compromising quality or safety.
• Monitor electricity and water consumption, investigate abnormal readings and leaks, and recommend savings.
• Prepare scopes of work, specifications and requests for quotation for maintenance improvements and small projects.
• Maintain asset registers, equipment inventories, maintenance logs and contractor performance records.

Required profile

• B.Tech / B.E. in Mechanical Engineering.
• 5-8 years in facilities management, preferably villas or residential communities, with a strong MEP background.
• Fluent Hindi and proficient English preferred.
• Valid driving licence and own car.
• Ability to prioritise emergencies and act with discretion in a private Owner's compound.
