Job description

About the role

The Managing Quantity Surveyor (Managing QS) delivers end-to-end post-contract commercial and procurement services for interior fit-out projects, from subcontractor procurement and package award through to interim valuations, cost control, variations and final account close-out. The role leads and manages the commercial team and covers the duties of both Senior Quantity Surveyor and Quantity Surveyor where required.

Key responsibilities

  • Lead, supervise and mentor a team of Senior, Intermediate and Junior Quantity Surveyors, allocating responsibilities and monitoring deliverables against procurement and construction programmes.
  • Own and review the procurement strategy and package split for fit-out trades such as joinery, MEP, flooring, ceilings, painting, glazing, wall finishes, signage and loose FF&E.
  • Manage the full subcontractor procurement cycle: enquiries, tender clarifications, analysis and comparison, negotiation and award, and review subcontract BOQs, schedules of rates and pricing schedules.
  • Oversee interim valuations and payment applications, cost reports, cash flow and cost-to-complete forecasts, and value engineering to protect project margin.
  • Review and administer main contract and subcontract conditions (FIDIC, bespoke fit-out forms or equivalent), and manage variations, claims, EOT assessments, retention releases and final accounts.
  • Serve as the main QS point of contact for clients, consultants and subcontractors, attend project meetings and advise clients and senior management on commercial matters.
  • Prepare monthly cost reports, cash flow forecasts, procurement trackers and project financial summaries, and support the Commercial Manager with executive summaries and tender proposals.
  • Identify and manage cost and procurement risks, and ensure drawings, specifications and subcontract documents are fully coordinated with no discrepancies.

Required profile

  • Diploma in Quantity Surveying or Engineering (Civil / MEP / Interior Design & Build).
  • Bachelor's degree in Quantity Surveying or Engineering (Civil / MEP).
  • Minimum of 10-12 years of experience (text cut off).
  • Knowledge of FIDIC and company procurement procedures, and compliance with RICS and AIQS standards.
