Interior Fit Out Quantity Surveyor

About the role

The Quantity Surveyor manages the cost, procurement, contractual and commercial aspects of interior fit-out projects from a contractor's perspective, from bid estimating and subcontractor procurement before the contract through to cost control, valuations and final account close-out after the contract. The role sits in the commercial team and covers both pre-contract and post-contract stages, working from the contractor's side to protect project margin.

Key responsibilities

• Prepare quantity take-offs from tender drawings and specifications (POMI, NRM) and help prepare Bills of Quantities and cost breakdowns for bids.
• Analyse tender drawings and client BOQs to build priced bid submissions for joinery, MEP, flooring, ceilings, glazing, wall finishes, FF&E and more, and support value engineering.
• Issue enquiries to subcontractors and suppliers, compare quotations and negotiate rates and terms, and maintain their database.
• Review subcontractor payment applications, prepare interim valuations, record variations and track provisional sums and prime cost items.
• Finalize subcontract orders, manage valuations, payments and retention, and process subcontractor variations and claims.
• Support administration of the main contract and subcontracts, including claims, extensions of time and final accounts.
• Coordinate with project managers, consultants, subcontractors and suppliers, attend meetings and report on commercial progress.
• Maintain cost records, trackers and project files, and prepare cost summaries and reports for the Senior QS or Commercial Manager.

Required profile

• Diploma or Bachelor's degree in Quantity Surveying or Engineering (Civil / MEP).
• Minimum of 4-6 years in the field, ideally with an interior fit-out or Design & Build contractor.
• Proven experience in tendering, subcontractor procurement and Design & Build environments.
• Knowledge of FIDIC contracts and/or bespoke fit-out subcontract forms.
• Extensive understanding of fit-out construction technology, materials and regulatory requirements.
