Project Architect

About the role

We are seeking a Project Architect to join an architectural consultancy in Dubai. The role focuses on ensuring design compliance with local authority regulations and managing the full permit approval process for residential and mixed‑use projects.

Key responsibilities

• Verify that design decisions meet local authority regulations before submission.
• Prepare, review, and coordinate drawing sets and documentation for building permits, planning approvals, and NOC applications.
• Submit applications via authority portals (municipal, civil defence, utilities) and monitor their progress.
• Respond promptly to Requests for Additional Information (RAI) and plan review comments.
• Participate in pre‑application meetings, technical review sessions, and inspection walkthroughs with authorities.
• Justify design deviations or request variances when strict code compliance conflicts with project goals.
• Document meeting minutes and track authority decisions.
• Communicate authority requirements to structural, MEP, and other discipline teams.
• Schedule and accompany authority inspectors during on‑site inspections.
• Obtain completion certificates, occupancy permits, or operational licences.
• Maintain organized records of all submissions, approvals, correspondence, and permit conditions.

Required profile

• Bachelor’s degree in Architecture.
• 5–10 years of experience in an architectural firm.
• Proven experience acting as the technical and regulatory liaison between design/construction teams and government authorities.
• Valid Dubai Municipality (DM) Architect approval/registration for G+2 or G+4 projects.
