Project Director – Building

About the role

The Project Director – Building leads end‑to‑end delivery of large building projects, ensuring safety, quality, budget and schedule compliance while managing contracts, claims and handover.

Key responsibilities

• Direct all construction activities on assigned sites, monitor daily operations and implement corrective actions.
• Manage variations, change orders, contractor and consultant claims, and commercial entitlements.
• Oversee inspections, testing, defect management and final handover, ensuring compliance with health, safety and environmental standards.
• Coordinate with internal departments and external authorities, prepare status reports and escalate critical issues to senior leadership.

Required profile

• Bachelor’s degree in Civil Engineering, Construction Management, Architecture or related field; Master’s preferred.
• 15‑20 years of experience in construction and project delivery within real‑estate development, preferably in the UAE.
• Proven track record managing large‑scale building projects from construction through handover.

Required skills

• Contract administration, variations and change order management.
• Claims handling, extension‑of‑time (EOT) assessment and dispute avoidance.
• UAE construction regulations, permitting processes and authority approvals.
• Utility connections, testing and commissioning, and operational handover.
