Project Director – High Rise Residential Construction

About the role

We are seeking a senior Project Director to lead the end‑to‑end delivery of a landmark luxury high‑rise residential tower in Mumbai. The role oversees strategy, design coordination, construction, budgeting, contracts and final hand‑over, ensuring the project meets timeline, quality and commercial targets.

Key responsibilities

• Define project strategy, execution roadmap and construction schedule in partnership with leadership and consultants.
• Lead multidisciplinary teams across design, engineering, procurement, construction, commercial, contracts and quality.
• Coordinate advanced engineering between structural, MEP, façade, interiors and vertical transportation consultants.
• Drive value engineering, constructability reviews and technical optimisation during design development.
• Oversee construction of deep foundations, core & shell, façade systems, luxury interiors and premium finishes.
• Ensure compliance with timelines, quality benchmarks, EHS standards and statutory regulations.
• Monitor progress through regular reporting and tracking mechanisms.
• Manage budgets, cash‑flows, cost controls, procurement, tendering, contractor performance and contract administration.
• Identify risks and implement mitigation strategies across technical, commercial and operational domains.
• Build and lead high‑performing project management teams and implement BIM‑enabled coordination.

Required profile

• Seasoned construction leader with strong technical expertise.
• Proven track record delivering 300 m+ residential towers and 80+ floor high‑rise projects from start to completion.
• Experience in luxury residential developments in India or globally.
• Leadership capability to manage large multidisciplinary teams.
