Real Estate Development Director

About the role

A strategic, commercially minded and results-oriented Real Estate Development Director is sought to lead property development from initial concept and feasibility assessment through planning, execution and project delivery. The Director identifies investment opportunities, evaluates development potential, coordinates multidisciplinary teams and ensures projects meet the organization's business objectives and financial targets.

Key responsibilities

• Oversee the development pipeline, assess potential sites and properties and evaluate opportunities across residential, commercial, mixed-use, hospitality and other sectors
• Review market conditions, analyze development proposals and assess project feasibility, then prepare recommendations for investment and acquisition decisions
• Coordinate with architects, engineers, consultants, contractors, planning authorities, legal advisers, investors and other stakeholders throughout the development lifecycle
• Help set project objectives and development strategy, and monitor budgets, schedules, construction progress, contractual obligations and regulatory requirements
• Contribute to development budgets, financial projections, cash-flow assessments, cost planning, ROI analysis and risk evaluations, and identify ways to improve profitability and asset value
• Support land acquisition, property negotiations, investment structuring, joint ventures and strategic partnerships, and build relationships with investors, landowners, financial institutions and government representatives
• Lead development teams, set performance priorities, review milestones and report regularly to senior management

Required profile

• Degree or equivalent in Real Estate, Property Development, Construction Management, Civil Engineering, Architecture, Finance or a related field (preferred)
• Strong understanding of real estate development processes and the property investment lifecycle
• Strong strategic planning, commercial analysis and decision-making skills
• Excellent negotiation, presentation and stakeholder-management skills
• Strong leadership skills and ability to manage multiple projects and competing priorities
