Senior Manager - Projects

About the role

Lead the execution of large‑scale real estate projects for Dubai Holding Real Estate, ensuring delivery against the approved business plan, budget, schedule and quality standards.

Key responsibilities

• Execute assigned BTS projects, coordinating consultants, contractors and specialist services.
• Monitor daily construction progress, critical path activities, procurement schedules and site productivity.
• Review and track contractor execution plans, mitigation and recovery actions, escalating issues as needed.
• Manage project finances including expenditure, cash flow, variations, claims and cost forecasts.
• Administer project risks, issues, changes and decisions using DHRE governance processes.
• Coordinate NOCs, permits, inspections, testing, and authority approvals to avoid execution delays.
• Ensure compliance with drawings, specifications, QA/QC, HSE and statutory requirements, closing NCRs and audit actions.
• Lead progress meetings, technical workshops and maintain accurate project records and dashboards.
• Oversee testing, commissioning, snagging, handover documentation and DLP close‑out activities.

Required profile

• Bachelor’s degree in Civil, Architectural or Construction Engineering; master’s preferred.
• PMP or equivalent project management certification preferred.
• 10–12 years of construction and project delivery experience, including 4–6 years managing large multidisciplinary real‑estate projects.
• Strong knowledge of UAE building codes, Dubai construction regulations and authority approval processes.
• Hands‑on experience in site execution, contractor coordination, programme recovery, cost control and project close‑out.
