Associate Director - Project Management

About the role

The Associate Director – Project Management will lead the delivery of both local and international development projects, ensuring they are completed on time, within budget and to Aldar’s quality standards. This senior position works closely with internal teams and external partners to coordinate all phases of project execution.

Key responsibilities

• Develop realistic project timelines in collaboration with internal stakeholders, scheduling, and quality teams.
• Recommend design standards that balance cost‑effectiveness and innovation.
• Obtain approvals from development and design heads and define detailed schedules and cost plans.
• Partner with Procurement to produce initial cost estimates and negotiate contract updates when scope changes.
• Monitor project progress, create risk‑mitigation plans, and support corrective actions during construction.
• Provide input on contractor and subcontractor selection, draft scopes of work, and assess vendor performance.
• Ensure contractors deliver within agreed cost, quality and time parameters and keep them informed of critical milestones.
• Maintain up‑to‑date project documentation, support final hand‑over to Asset Management, and ensure safety and environmental compliance on site.
• Assist with licensing, permits, audits and cross‑functional SLA setup.

Required profile

• Extensive experience (approximately 14 years) in project management within the real‑estate or construction sector.
• Proven ability to manage large, complex projects and coordinate multiple stakeholders.
• Strong analytical and negotiation skills, with a focus on cost control and risk management.
