Commercial Director – Branded Residences Development

About the role

We are partnering with a leading real estate developer to appoint an experienced Commercial Director for a prestigious luxury branded residences project in Dubai. This senior leadership position oversees all commercial and contractual aspects from pre‑construction through handover, ensuring delivery within budget and to the highest quality standards.

Key responsibilities

• Lead the commercial function throughout the project lifecycle.
• Develop and implement strategies to maximise value and control costs.
• Manage procurement, tendering, contract negotiations and contractor selection.
• Oversee budgets, cost planning, cash‑flow forecasting and financial reporting.
• Administer construction contracts, variations, claims and dispute resolution.
• Drive commercial risk management and ensure contractual compliance.
• Lead quantity surveying, valuations, final accounts and cost‑control processes.
• Mentor the commercial team and collaborate with consultants, contractors and stakeholders.

Required profile

• Bachelor’s degree in Quantity Surveying, Construction Management, Engineering or related field.
• Minimum 15 + years of commercial management experience in real‑estate or hospitality development.
• Proven track record on high‑end residential or luxury hotel projects in the UAE/GCC.
• Strong understanding of UAE construction market, procurement practices and contractual frameworks.
• Fluency in English (written and verbal).
