Commercial Manager – Fit Out (Dubai)

About the role

Ardent Build Partners is seeking a Commercial Manager to lead the commercial function for a well‑established fit‑out contractor in Dubai. You will own the financial performance of multiple live projects from tender handover through to final account, reporting directly to senior management.

Key responsibilities

• Lead commercial management across multiple fit‑out projects from award to final account.
• Manage, mentor and develop a team of Quantity Surveyors.
• Review and administer main contracts and sub‑contracts, flagging risk early.
• Own monthly cost reports, cost‑to‑complete, cash flow and margin forecasting.
• Drive payment applications, valuations and collections.
• Manage variations, change orders and claims while protecting entitlement.
• Lead procurement and subcontractor negotiations.
• Settle final accounts with clients and subcontractors.
• Present commercial position to directors and clients.

Required profile

• Degree in Quantity Surveying or a related field.
• 10+ years of experience, with at least 3 years as a Commercial Manager or Lead QS leading a team.
• Strong UAE fit‑out contractor background is essential.
• Solid knowledge of FIDIC and UAE contract practice.
• Proven track record on final accounts, variations and claims.
• Confident communicator, comfortable leading client meetings.
• Currently based in the UAE.
