Commercial Manager – Real Estate Asset Development

About the role

The Commercial Manager will oversee the full commercial lifecycle of real‑estate development projects, ensuring commercial control, timely procurement and strict budget adherence. Working closely with development, design, project management and finance teams, the role safeguards the business’s commercial interests.

Key responsibilities

• Prepare feasibility‑level cost estimates, review external cost plans and develop project cost benchmarks.
• Lead value‑engineering exercises, formulate procurement strategies and manage end‑to‑end tendering of consultancy and construction services.
• Maintain commercial and contractual control during delivery, assess interim payments, manage variations and resolve claims.
• Produce executive‑level commercial reports, cash‑flow forecasts and present updates to senior management.

Required profile

• Bachelor’s degree in Quantity Surveying, Commercial Management, Construction Management, Civil Engineering or related field; MRICS or equivalent professional qualification preferred.
• Significant experience in commercial management or quantity surveying within real‑estate development, including pre‑contract estimating, procurement and post‑contract administration.
• Proven track record managing consultant appointments and construction tenders on high‑end private or luxury hotel projects.
