Project Manager – Ultra‑Luxury Hotel & Residences

About the role

We are seeking an experienced Project Manager to lead the construction delivery of a landmark ultra‑luxury 5‑star hotel resort and branded residences development in Ras Al Khaimah. The role covers the full construction lifecycle from mobilisation through testing, commissioning and handover.

Key responsibilities

• Lead the construction phase of high‑rise hotel and residential towers from mobilisation to completion and handover.
• Develop, monitor and manage project schedules, budgets, resources and delivery milestones.
• Ensure construction activities comply with approved designs, specifications, contractual requirements and project objectives.
• Identify project risks and implement mitigation strategies to protect cost, schedule and quality.
• Drive project performance, resolve construction and technical issues promptly and provide regular reporting, forecasting and performance reviews.
• Oversee all construction activities including sub‑structure, super‑structure, structural works, architectural finishes, MEP coordination, testing, commissioning and handover.
• Monitor contractor performance and coordinate site activities among consultants, contractors, subcontractors and other stakeholders.
• Plan and sequence works effectively to achieve project milestones and resolve interface issues early.

Required profile

• Minimum 120 months (10 years) of experience delivering high‑rise hotel, resort or luxury residential projects.
• Proven ability to manage large‑scale, ultra‑luxury construction programmes.
• Strong risk, stakeholder and contract administration expertise.
• Demonstrated track record of delivering projects on time, within budget and to high quality standards.
