Site Architect – Residential Development

About the role

HiveHive is seeking a Site Architect to act as the on‑site guardian of its architectural vision for a branded residential development in Ras Al Khaimah. The role involves close collaboration with the Construction Manager to ensure that every design element, material, and spatial decision aligns with the approved package while balancing quality, buildability, and brand standards.

Key responsibilities

• Review and respond to shop drawing submittals and RFIs, providing clear, design‑driven answers.
• Assess material submittals and propose alternatives that meet specifications and design intent.
• Evaluate vendors and subcontractors for their ability to deliver Hive’s quality standards.
• Attend site inspections, issue written sign‑offs or corrective directions, and document outcomes.
• Conduct regular site walks to identify deviations, non‑conformances, and quality issues early.
• Lead snagging processes at project milestones, produce detailed snag lists, and track resolution to completion.

Required profile

• 8–10 years of professional architectural experience, preferably on hospitality, hotel, or high‑end residential projects.
• Demonstrated ability to protect and translate design intent throughout the construction phase.
• Strong judgment, proactive problem‑solving, and ownership of design quality.
• Willingness to travel regularly to Ras Al Khaimah and work on‑site or in a hybrid arrangement with Dubai HQ.
