Associate Director – Community Management (QA, Handover & DLP)

About the role

The Associate Director – Community Management (QA, Handover & DLP) will lead the Community Management function for Dubai Holding Real Estate, overseeing handover, Defects Liability Period (DLP) and Quality Assurance activities across multiple communities. The role ensures contractual compliance, service excellence and a seamless customer experience.

Key responsibilities

• Provide strategic oversight of snagging and inspection systems to meet handover standards.
• Lead cross‑functional coordination with Projects teams and contractors to deliver accurate handover information using approved checklists.
• Conduct pre‑handover inspections and snagging to verify completion of amenities and infrastructure.
• Maintain continuous updates and follow‑ups on handover, snagging and inspections between project delivery and Community Management.
• Drive follow‑ups with contractors and project teams to resolve snags and ensure de‑snagging aligns with quality standards before unit handover.
• Govern and monitor DLP processes to guarantee defect remediation within the liability period.

Required profile

• Minimum 96 months (8 years) of experience in community asset lifecycle or similar real‑estate functions.
• Proven leadership experience managing cross‑functional teams and external contractors.
• Strong understanding of handover, DLP and QA standards in large‑scale residential projects.
• Excellent communication and stakeholder management skills.
