Director Facilities Asset Management

About the role

Miral Experiences is seeking a strategic Director of Facilities Asset Management to lead maintenance, operations, and lifecycle management of critical assets across its world‑class attractions and leisure destinations.

Key responsibilities

• Lead all Facilities Asset Management operations across hard and soft services, overseeing HVAC, electrical, plumbing, civil, irrigation, water treatment, fire life safety and related systems.
• Develop and implement facility management strategies, policies and procedures while managing OPEX and CAPEX budgets, forecasting and financial performance.
• Drive preventive maintenance programs and asset lifecycle management through CMMS systems, and lead refurbishment, upgrade and capital improvement projects from planning through execution.
• Ensure compliance with local regulations, fire codes, environmental standards and health & safety requirements, and manage contractors, vendors and service level agreements.
• Monitor departmental KPIs, implement continuous improvement and cost‑optimization initiatives, and collaborate with operational teams to support business objectives and exceptional guest experiences.

Required profile

• Bachelor's degree in Engineering, Facilities Management, Business Administration or related field.
• Minimum 15 years of facilities, engineering or maintenance experience, with at least 10 years leading engineering, maintenance or facilities teams.
• Strong leadership, stakeholder management, decision‑making, communication and problem‑solving capabilities.

Required skills

• Hands‑on knowledge of Building Management Systems (BMS).
• HVAC systems (AHU, FAHU, FCU, chillers, heat exchangers).
• Water treatment and pumping systems, aquatics, fountains and irrigation.
• Electrical infrastructure and boiler systems.
• Fire suppression and fire‑fighting systems.
• Preventive maintenance and asset management programs.
• Experience with CMMS platforms such as Maximo, CAFM or equivalent.
• Knowledge of AutoCAD.
