Director of Residences

About the role

The Director of Residences will lead all pre‑opening and post‑opening operations for the luxury residential component of Mandarin Oriental Downtown, Dubai, ensuring an exceptional resident experience that aligns with the brand’s standards.

Key responsibilities

• Oversee day‑to‑day operations, ensuring compliance with brand standards, service requirements, and audit criteria while driving continuous improvement.
• Develop and maintain a personalised resident experience throughout the entire residency lifecycle, handling feedback, complaints and satisfaction trends.
• Coordinate with hotel departments and stakeholders to deliver seamless residential services, manage unit readiness and allocate resources based on occupancy.
• Act as the primary liaison between residents, property owners, hotel management and MOHG, providing transparent communication and regular reporting.
• Lead financial management including budgeting, forecasting, payroll, cost control, service contracts and capital expenditure planning.
• Oversee long‑term asset care, working with engineering and owners on maintenance, inspections, refurbishments and improvements.

Required profile

• Bachelor’s degree (Hospitality Management, Business Administration, Property Management or related field preferred).
• Minimum 5 years of leadership experience in luxury residences or upscale hotel management, with pre‑opening exposure considered an advantage.
• Strong understanding of luxury residential operations, commercial and financial acumen, and stakeholder management.
• Proven ability to lead multicultural teams, drive project delivery and resolve conflicts.
• Excellent communication skills; additional languages are a plus.
