Director of Residences Operations

About the role

We are seeking an experienced Director of Residences Operations to lead operational excellence across Aman’s growing global residential portfolio. Reporting to the COO, this senior leader will define and maintain residential operating standards, ensure exceptional owner experiences, and drive consistency, quality, governance, and financial oversight across all Aman Group Residences.

Key responsibilities

• Develop, document and maintain operating standards for resort‑integrated and urban residences.
• Lead pre‑opening planning for new residential projects from countdown through stabilization.
• Establish HOA and governance frameworks during development and transition to operations.
• Define service scope, staffing models, resident experience and amenity programming in line with Aman’s brand philosophy.
• Oversee residential operations globally, set measurable service standards and conduct regular quality reviews.
• Implement structured owner‑satisfaction measurement and lead response actions.
• Guide Residence Managers and property leadership as the senior point of reference for operational matters.
• Provide strategic guidance on community governance, budgets, reserve funds, service charge structures and regulatory compliance.
• Foster strong relationships with owners, boards and resident committees, ensuring transparent communication and issue resolution.
• Lead global residential rental program implementation and oversight.

Required profile

• Minimum 15 years experience in luxury hospitality, branded residences or high‑end residential operations, with at least five years leading across multiple properties or regions.
• At least five years in luxury branded residential developments where residence owners are the principal client.
• Proven experience working with HOAs, condominium or strata organisations, including board engagement and community governance.
• Strong financial acumen: budgeting, service‑charge construction, reserve planning, CAPEX forecasting and financial reporting to owners/boards.
• Experience with both resort‑integrated and urban residential formats is an advantage.
• Familiarity with residential management agreement structures and governance documentation.
• Excellent stakeholder‑management skills with ultra‑high‑net‑worth homeowners, boards, developers and operational teams.
• Bachelor’s degree required; MBA or comparable postgraduate qualification preferred.
• Fluent English; additional languages advantageous.
