Finance Manager (Real Estate)

About the role

Five Hotels and Resorts is looking for a Finance Manager (Real Estate) in Dubai. The role oversees project accounting, off-plan revenue recognition and project cost control, and leads the finance team while working closely with sales, projects, procurement and HR.

Key responsibilities

• Oversee project accounting and off-plan revenue recognition under IFRS 15, including percentage-of-completion calculations, contract assets and liabilities, customer advances and sales commissions.
• Manage project escrow accounts and ensure compliance with RERA and Dubai Land Department regulations, including withdrawal requests, supporting documentation and audit readiness.
• Lead project cost control, including monthly cost-to-complete reviews, budget versus actual analysis, contractor payment certificates, variations and project profitability reporting.
• Oversee day-to-day finance operations in SAP (FI/CO), supporting ERP enhancements and implementations.
• Deliver monthly management accounts, financial statements, project performance reports and cash flow forecasts to senior management.
• Manage budgeting, VAT and corporate tax compliance, external audits and internal financial controls.
• Lead and develop the finance team.

Required profile

• Bachelor's degree in Accounting or Finance, supported by a recognised professional qualification (ACCA, CA, CPA or CMA).
• Minimum 8 years of finance experience, including at least 4 years with a UAE-based real estate developer.
• Fluent English; Arabic is an advantage.
• Willingness to support urgent travel requirements outside standard office hours, including evenings, weekends and public holidays.

Required skills

• IFRS 15 off-plan revenue recognition, RERA/DLD escrow management and project cost-to-complete reporting.
• SAP (FI/CO), financial reporting, multi-entity consolidation and full-year financial statements.
• Budgeting, forecasting, cash flow management, UAE VAT and corporate tax compliance.
• Previous involvement in SAP/ERP implementation or migration, external audits and coordination with escrow banks.
