Hard Services Senior Manager

About the role

Miral Experiences is seeking an experienced Hard Services Senior Manager to lead all hard services and facilities maintenance operations across Al Ain Zoo, ensuring safe, efficient, and reliable operation of facility assets and engineering systems.

Key responsibilities

• Lead and manage hard services, facilities maintenance, and engineering operations, including HVAC, plumbing, drainage, water treatment, irrigation, fire life safety, gas, electrical, and civil systems.
• Develop and implement preventive and corrective maintenance strategies to maximize asset reliability and minimise downtime.
• Manage departmental budgets, capital expenditure, and cost‑optimization initiatives.
• Oversee asset management, inventory control, spare parts, and service contracts, ensuring vendor compliance with safety and quality standards.
• Drive continuous improvement through KPI monitoring, CMMS utilisation, and refurbishment or infrastructure projects.

Required profile

• Degree or professional qualification in Mechanical, Electrical, Civil, HVAC, Facilities Management or related engineering discipline.
• Minimum 10 years’ experience in facilities management or engineering maintenance, with at least 5 years leading engineering teams or contractors.
• Proven experience managing large‑scale facilities, complex engineering systems and major maintenance contracts.

Required skills

• Hands‑on knowledge of Building Management Systems (BMS) and HVAC equipment (AHU, FCU, FAHU, boilers, heat exchangers).
• Experience with electrical distribution, pumping, water treatment, aquatics/fountain, fire suppression, and civil infrastructure systems.
• Proficiency with CMMS platforms such as Maximo or CAFM.
• Knowledge of AutoCAD and project management methodologies.
• Strong leadership, stakeholder management and commercial budgeting abilities.
