Project Manager - Interior Fit-Out & Joinery

About the role

The Project Manager takes end-to-end responsibility for the planning, execution, commercial management and final handover of interior fit-out and joinery projects. The role involves leading project teams and subcontractors across multiple sites, coordinating with internal departments and external stakeholders, and strictly controlling costs, timelines, quality and profitability.

Key responsibilities

• Plan, schedule, monitor and control project activities from inception to handover, managing several active sites and allocating workforce and subcontractor resources.
• Ensure delivery against approved budgets, milestones, specifications and quality standards; review designs, conceptual drawings, shop drawings and technical submissions.
• Own project budgets, revenues, costs, margins and cost-to-complete forecasts; monitor monthly billing, payment certifications and cash collections.
• Manage contractual claims, variations, subcontractor valuations and final accounts, and identify financial risks and budget variances.
• Coordinate with production, estimation, commercial, purchasing, logistics, finance and legal teams, and ensure timely procurement, material approvals and delivery.
• Review contracts, bids, letters of intent and subcontracts, and lead technical discussions and meetings with clients, consultants, contractors and suppliers.
• Lead and supervise project managers, engineers, site supervisors, foremen and subcontractors, set performance indicators and run appraisals.

Required profile

• Bachelor's degree in Architecture, Mechanical Engineering or Civil Engineering.
• At least 10 years of progressive experience in major joinery, interior fit-out and commercial contracting in the UAE or GCC.
• Proven experience managing high-value, complex interior fit-out projects from start to handover.
• Valid UAE driving licence.
• Strong knowledge of UAE building regulations, local authority requirements, joinery manufacturing and fit-out methods.
• PMP certification or formal commercial training is preferred.

Required skills

• Advanced end-to-end project management and planning.
• Proficiency in Primavera P6 and MS Project.
• Commercial and contract administration, including claims, variations and final accounts.
• Budget management, cost control, cash flow monitoring and cost-to-complete forecasting.
• ERP systems, Microsoft Office and digital project progress tracking tools.
• Technical drawing review and project reporting.
