Property & Facilities Manager

About the role

We are looking for an accomplished Property & Facilities Manager to lead both property and facilities operations across a diverse portfolio of real‑estate assets in Abu Dhabi. The role acts as the central interface between owners, tenants, contractors and internal teams, ensuring assets are commercially optimized, well maintained and compliant with local regulations.

Key responsibilities

• Drive portfolio performance by overseeing occupancy, lease renewals, rental income, receivables and operating expenditures.
• Lead commercial negotiations, resolve tenant and landlord disputes, and ensure financially disciplined budgeting and forecasting.
• Manage major contractors and service providers, monitoring SLAs, KPIs and contract renewals.
• Maintain governance over lease records, property documentation, certifications and inspection schedules.
• Develop and implement FM strategies, annual maintenance programmes, service standards and performance frameworks for hard and soft FM services.

Required profile

• 5+ years progressive experience in property management, facilities management or integrated PM/FM environments, with responsibility for a portfolio of assets.
• Proven expertise in tenancy administration, lease renewals, occupancy management, receivables and owner reporting.
• Strong commercial negotiation, stakeholder management and conflict‑resolution abilities.
• Excellent written and verbal communication skills for senior stakeholder interaction.

Required skills

• Proficiency in TAMM (Abu Dhabi government property services platform).
• Practical working knowledge of ADGM real‑estate processes.
• Experience with AccessRP for lease registration, renewals and amendments.
