Retail Manager

About the role

Wasl, one of Dubai's largest real estate management companies, is hiring a Retail Manager for its Property Management - Leasing department. The role manages retail leasing across the assigned property portfolio to maximise occupancy, rental income, tenant retention and commercial performance. It reports to the Director - Business Development.

Key responsibilities

• Develop and implement leasing plans for retail properties in line with approved occupancy, rental income, tenant mix and business development objectives.
• Identify and approach prospective tenants, retail brands, franchise operators and service providers, and assess their concepts, experience and financial information.
• Recommend a balanced tenant mix and conduct market research and competitor benchmarking on rental rates, demand, vacancies and incentives.
• Negotiate rental rates, lease terms, escalations and incentives within approved parameters and delegated authority, and prepare leasing proposals and approval submissions.
• Manage lease expiries and renewals, maintain tenant relationships and coordinate tenant onboarding, handover, fit-out requirements and NOCs.
• Work with Marketing to promote available retail spaces, and monitor occupancy, rental income, renewals and vacancies, recommending corrective action where needed.
• Prepare leasing reports, rental forecasts and budget contributions, and coordinate with Legal and Finance on lease documentation, payment concerns and contractual disputes.

Required profile

• Advanced proficiency in retail leasing, tenant acquisition and assessment, lease negotiation and tenant mix planning.
• Ability to manage day-to-day leasing activities and negotiate within approved policies and delegated authority.
• Experience working with Property Management, Marketing, Finance, Legal, Community Management and Operations.
